How much does residential carpet cleaning cost?

Residential carpet cleaning typically ranges from $50-$75 per room, or $150-$400 for a full 3-bedroom home. All estimates are free and confirmed before work begins. Call (416) 993-4545 for an accurate quote.

How long does whole-house carpet cleaning take?

Most 3-bedroom homes complete in 2-3 hours. Carpet is typically dry and ready for furniture in 4-6 hours under normal indoor conditions.

Is professional carpet cleaning safe for my family?

Yes. All products we use are biodegradable, non-toxic, and certified safe for pets and children — ProChem, Bridgepoint Systems, and Hydramaster solutions with no harsh solvents or chemical residue.

Can you work after business hours for commercial cleaning?

Yes. After-hours scheduling is standard for commercial carpet cleaning. We work evenings and overnight to complete jobs without disrupting operations. Floors are ready for use by opening time in most cases.

How often should commercial carpet be professionally cleaned?

High-traffic retail and hospitality carpets benefit from monthly professional cleaning. Medium-traffic offices typically need quarterly deep cleaning. Lower-traffic environments can maintain condition with semi-annual cleaning.

Do you offer recurring maintenance contracts?

Yes. We provide recurring maintenance programs on weekly, biweekly, monthly, or quarterly schedules with locked-in scheduling and consistent pricing. Call (416) 993-4545 to discuss a program.

What is the difference between steam cleaning and dry cleaning?

Steam cleaning (hot water extraction) physically removes soil and contamination from carpet fibers using heat and suction. Dry cleaning encapsulates soil chemically and removes it by vacuuming. Hot water extraction is more thorough for deep cleaning; dry methods are faster-drying and suitable for maintenance between deep cleans.

Is steam cleaning safe for all carpet types?

Hot water extraction is safe for most carpet types: nylon, polyester, olefin, triexta, and most synthetic blends. Wool and natural-fiber carpets require lower-temperature extraction to prevent shrinkage. Our IICRC-certified technicians identify fiber type before cleaning and adjust temperature and pressure accordingly.

How long until the carpet is dry after steam cleaning?

Carpet dries in 4-6 hours under normal indoor conditions. Opening windows and using fans reduces drying time. Carpet is safe to walk on immediately after cleaning in clean socks — shoes should be avoided for the first 4-6 hours to prevent tracking soil into damp fibers.

Are your products really eco-friendly or is that just marketing?

We use ProChem, Bridgepoint Systems, Bonnet Pro, and Hydramaster solutions — professional-grade biodegradable formulations used by IICRC-certified cleaners across North America. They are biodegradable, free of harsh solvents, and certified safe for pets and children. We've used eco-friendly products since 1996 — it's been our approach from the beginning, not a recent brand pivot.

Do eco-friendly methods clean as effectively as chemical methods?

Yes. Modern eco-friendly professional cleaning products clean as effectively as conventional alternatives. Our hot water extraction achieves bacteria and dust mite elimination through heat rather than chemical biocides — a more thorough approach. The eco-friendly formulations we use are specifically engineered for maximum cleaning efficacy with minimal environmental impact.

What chemicals do you avoid using?

We avoid phosphates, chlorine compounds, formaldehyde-containing preservatives, petroleum solvents, synthetic fragrances, and artificial brighteners. All products we use are plant-based surfactant formulations that clean through physical lift rather than chemical penetration.

Can you remove old set-in stains?

Yes, in many cases. Set-in stains respond to professional treatment better than most homeowners expect, though complete removal depends on stain type, fiber content, how long the stain has been present, and any previous treatment attempts. We assess each stain individually and advise on realistic probability of removal before starting.

Will the stain come back after treatment?

Some stains — particularly pet urine and wicking stains — can reappear after cleaning as residue migrates back up through the pile as it dries. For urine stains, enzyme treatment applied to the underpad level prevents this. For other wicking stains, applying heat to accelerate drying after extraction reduces the probability of recurrence.

How does the stain removal process work?

We identify the stain type, apply appropriate pre-treatment chemistry, allow dwell time, then extract with hot water extraction. Remaining spots receive secondary treatment. Some stains require multiple treatment cycles with different chemistry. We do a final walk-through with you before leaving to confirm results.

Will enzyme treatment really remove old pet odors?

Yes, in most cases. Enzyme treatment breaks down uric acid crystals at the molecular level, eliminating the odor source rather than masking it. Older stains require higher-concentration enzyme application and longer dwell time. Complete elimination depends on how deeply urine has penetrated — surface treatment alone is insufficient for stains that have reached the underpad.

Is the enzyme treatment safe for my pets?

Yes. All enzyme treatments and cleaning solutions we use are certified safe for pets after the drying period. Pets should be kept away from the cleaning area during the service but can return once carpet is dry, typically 4-6 hours after treatment.

Will my pets re-mark the cleaned spot after treatment?

Properly treated areas where uric acid crystals have been completely broken down lose the olfactory marker that triggers territorial re-marking behavior. Pets rely on scent to identify where they have previously marked; complete enzyme treatment removes that signal. Incomplete treatment that leaves residual crystals can trigger re-marking.

Why do carpets need sanitizing beyond regular cleaning?

Standard carpet cleaning removes soil and most biological contamination. Sanitizing goes further by applying antimicrobial treatments that target bacteria, mold, and other pathogens specifically. It's recommended for households with young children, immunocompromised individuals, heavy pet use, or any environment requiring a certified sanitation level.

Is carpet sanitizer safe for kids and pets?

Yes. All antimicrobial treatments we apply are EPA-registered for residential use and certified safe for pets and children after the drying period. The treatments are odorless and leave no visible residue on carpet fibers.

How often should carpets be sanitized?

For most households, sanitizing combined with regular professional cleaning every 12-18 months is sufficient. Households with young children, immunocompromised individuals, or heavy pet use benefit from sanitizing every 6-12 months. Medical and childcare facilities typically sanitize on every cleaning cycle.

How long does Scotchgard last?

Professional-grade carpet protection lasts 12-18 months under normal traffic. Heavy-traffic areas and carpets cleaned frequently see faster degradation. We recommend reapplication at each professional cleaning for continuous protection.

Does carpet protection really work?

Yes. Professional-grade carpet protection significantly slows liquid penetration and soil adhesion. It gives you a window of time after spills to blot them before they bond to fiber. The protection level depends on the product applied and how recently it was applied — freshly treated carpet provides maximum protection.

How much extra does carpet protection cost?

Carpet protection is priced as an add-on to cleaning, typically $40-$100 depending on the area treated. It's applied immediately after cleaning before we pack up equipment. Call (416) 993-4545 for specific pricing for your area.

What is the difference between shampooing and steam cleaning?

Steam cleaning (hot water extraction) physically removes soil through deep extraction and is the most thorough deep cleaning method. Shampooing (particularly encapsulation) is a lower-moisture maintenance method that works well for interim commercial cleaning and situations requiring fast drying. For residential deep cleaning, hot water extraction is more thorough. For commercial interim maintenance, shampooing (encapsulation) provides faster turnaround.

Does carpet shampooing leave residue?

Traditional shampoo methods can leave residue if over-applied, which is why professional technicians calibrate application carefully. Encapsulation shampooing specifically uses polymer formulations that crystallize and vacuum out, leaving minimal residue. Our residue-free shampoo formulas are selected specifically to avoid the sticky residue that causes rapid re-soiling.

How long does shampooed carpet take to dry?

Encapsulation shampooing dries in 30-60 minutes. Traditional rotary shampooing followed by extraction dries in 2-4 hours. Both are faster than standard hot water extraction, which dries in 4-6 hours.

Will I get my security deposit back if I have professional carpet cleaning done?

Professional carpet cleaning with a documented invoice is the standard that most Ontario property managers and landlords accept as evidence of proper carpet maintenance. While deposit release depends on the overall property condition, professional cleaning removes the most common carpet-related reason for withholding.

Can you provide an invoice for my landlord?

Yes. Every service includes a dated, itemized invoice documenting the work performed, treatments applied, technician certification, and charges. This format is accepted by property managers and landlords for lease-end documentation. Electronic copies are available on request.

How fast can you do a move-out cleaning?

Same-day move-out cleaning is available in most cases when scheduled early. A standard 2-3 bedroom unit typically completes in 2-3 hours. Call (416) 993-4545 early in the day to confirm same-day availability.

Can really old carpet be professionally restored?

Old carpet can often be significantly improved by professional restoration cleaning, depending on condition. Carpets with intact fiber structure but heavy soiling, water damage, or traffic lane patterns respond well. Carpets with physical fiber degradation, cuts, or complete wear-through may require repair or replacement. We assess each carpet honestly before making recommendations.

When should I replace carpet instead of restoring it?

Replacement is the better choice when: the carpet has physical wear-through or cut fiber; restoration would cost more than a portion of replacement; the carpet is at the end of its expected lifespan (15+ years); or the backing has delaminated. We provide honest assessments rather than recommending restoration when replacement is clearly more cost-effective.

How much does carpet restoration cost compared to replacement?

Carpet restoration typically costs $200-$600 for a 3-bedroom home depending on scope — a fraction of the $3,000-$10,000 range for carpet replacement. The cost-benefit assessment depends on the carpet's current condition and remaining useful life. Free assessments are available — call (416) 993-4545.

Can you fix a carpet burn hole?

Yes. Burn hole repair uses a donor patch of matching carpet cut to the size of the damage and installed with heat-activated adhesive. Donor carpet typically comes from a closet, under furniture, or from carpet remnant. A properly matched and installed patch is difficult to detect.

Will the carpet repair be visible?

The visibility of carpet repair depends on the match quality between the donor carpet and the surrounding area. Repairs in neutral solid carpet with good donor matching are typically undetectable from standing height. Patterned or textured carpet is harder to match precisely. We assess each repair before proceeding and advise on expected results.

What if you don't have matching carpet for the patch?

We harvest donor carpet from an inconspicuous location — inside a closet, under furniture — if no remnant is available. We advise on the best donor location before harvesting. The harvested closet area can be left uncarpeted (it's not visible) or covered with a small piece of non-matching carpet in a neutral color.

What causes carpet to wrinkle?

The most common cause is improper installation — using a knee kicker only rather than a power stretcher, leaving insufficient tension at installation. Other causes include humidity cycles that expand backing material, heavy furniture dragged across carpet, and delamination of the carpet backing layers.

How long does carpet stretching last?

Properly power-stretched carpet should remain flat for the life of the carpet if it was installed on adequate tack strip and if furniture is lifted rather than dragged during rearrangement. Carpets that wrinkle after professional stretching typically have a backing delamination or tack strip issue that needs to be addressed.

Is carpet stretching cheaper than replacement?

Yes, significantly. Professional carpet stretching typically costs $150-$350 for most rooms, compared to $1,000-$3,000+ to replace the same area. If the carpet is otherwise in good condition, stretching is almost always the better economic choice.

Do you have building insurance for condo cleaning?

Yes. Better Choice carries full commercial liability insurance and bonding. We can provide an insurance certificate for building management files on request. Insurance documentation meets the requirements of most condo board approved vendor lists.

Will the equipment be too noisy for my building?

Our portable extraction units operate at noise levels suitable for daytime use in residential buildings. We're significantly quieter than truck-mounted equipment. We confirm noise requirements with building management before arriving and schedule within permitted hours.

Do you bring portable equipment for high-rise suites?

Yes. For suites not accessible by truck-mounted equipment, we use self-contained portable extraction units that fit in a standard service elevator. The portable system delivers professional-grade cleaning results and carries its own water supply for independent operation.

Can you really come today?

Same-day availability depends on the current day's schedule. Call (416) 993-4545 as early as possible — before 10 AM for best availability. We schedule on a first-come basis for available windows. For water damage and urgent stain emergencies, call regardless of time — we prioritize these situations.

Is there an extra fee for same-day service?

No. Same-day service is priced the same as scheduled appointments. We don't charge a premium for short-notice booking. Call (416) 993-4545 for a free estimate — the price we quote before starting is the price you pay.

What if I need it done today but same-day isn't available?

Call and describe your situation. For water damage and major stain emergencies, we prioritize scheduling. For non-emergency same-day requests, we can advise on the earliest available window — often same-day or next morning.

How fast can you come for an emergency?

For water damage carpet emergencies, we target 1-2 hour dispatch within our primary service area. For stain emergencies without an active flooding situation, we schedule to the earliest available window — typically the same evening or next morning. Call (416) 993-4545 immediately and describe your situation.

Do you charge more for after-hours emergency calls?

No. Our pricing is the same regardless of when an emergency occurs — evenings, weekends, and holidays are priced the same as daytime appointments. We do not add an after-hours surcharge.

What counts as a carpet emergency?

Any situation where delayed professional treatment significantly increases damage, staining, or restoration cost. Flooding and water events, major fresh stains, pet accident events with soaking, and situations where carpet must be clean by a specific time for a showing or event. When in doubt, call — we'll assess the urgency on the phone.

Can you work overnight for office carpet cleaning?

Yes. Overnight scheduling is standard for office carpet cleaning. We access the facility after business close and complete cleaning so carpet is dry and ready for morning operations. We confirm access procedures and specific requirements in advance. All team members are bonded.

How often should office carpets be professionally cleaned?

High-traffic offices benefit from quarterly deep cleaning. Medium-traffic corporate environments typically need semi-annual cleaning. Lighter-traffic executive offices can maintain good condition with annual cleaning. Visible soiling between scheduled cleanings is the clearest signal that frequency should increase.

Do you have commercial insurance for office cleaning?

Yes. Better Choice carries full commercial liability insurance and bonding on all team members. Insurance certificates in the format required by facility management are available on request.

VCT Stripping and Waxing in Mississauga

Better Choice Restoration provides VCT stripping and waxing across Mississauga — complete strip-to-bare-floor restoration, high-gloss wax application, and commercial floor maintenance. IICRC-certified since 1996.

Our VCT Stripping & Waxing Process

VCT stripping and waxing in Mississauga begins with complete removal of all existing wax layers before any new finish is applied. Waxing over dirty or yellowed existing coats produces a permanently discoloured floor — the contamination is sealed in, not covered. A true strip restores the bare tile surface and gives fresh wax a clean base for maximum adhesion and gloss.

Every VCT stripping and waxing job in Mississauga follows this eight-step process:

Pre-inspection — VCT condition, existing wax build-up level, staining, and damage assessed before any product is applied.
Furniture and equipment removal — floor cleared completely. No partial-room waxing on strip-and-wax jobs.
Stripping solution application — commercial-grade alkaline stripper applied at full concentration to the entire floor surface.
Dwell time — stripping solution works to dissolve all wax layers at the tile level. Time varied with build-up thickness.
Mechanical scrubbing — floor machine with stripping pad agitates and lifts dissolved wax and contamination from the tile surface.
Wet vacuum extraction — stripped wax slurry fully removed. Floor rinsed and neutralized to correct pH before wax application.
Wax application — multiple coats of commercial-grade high-gloss floor finish applied in thin, even coats with adequate dry time between coats.
Final buff — high-speed burnisher applied to achieve maximum gloss and surface hardness on the completed floor.

What Is VCT and Why It Needs Professional Care

Vinyl composition tile (VCT) is the commercial floor tile standard across Mississauga offices, retail stores, schools, hospitals, and industrial facilities. VCT is a porous, composite tile made from natural limestone filler, polyvinyl chloride binders, and color pigments — it is durable, low-cost, and specifically designed to be maintained with floor wax rather than sealed permanently.

VCT requires a wax maintenance program because its porous surface absorbs contamination without wax protection. The wax layer provides the surface hardness and soil resistance that VCT lacks on its own — and it must be stripped and reapplied periodically to prevent yellowing, build-up, and surface degradation that makes the floor look permanently dirty.

Mississauga commercial VCT floors that have been waxed without regular stripping accumulate build-up that turns yellow under foot traffic — a condition that polishing and re-waxing makes worse, not better. Professional stripping removes all existing coats completely, restoring the VCT’s original appearance before the fresh finish cycle begins.

Penetrating Sealer vs Surface Sealer

Penetrating sealer (also called impregnating sealer) is the professional-grade option for Mississauga residential and commercial grout. The sealer molecule is smaller than the grout pore — it penetrates fully into the grout structure and bonds to the interior pore walls. The grout’s appearance is unchanged: same colour, same texture. Only the porosity is altered.

Surface sealer (topical sealer) applies a film on the grout surface rather than penetrating into it. Surface sealers are visible, change the grout sheen, and peel over time under foot traffic. Better Choice does not recommend or apply topical surface sealers — they require frequent reapplication, provide inferior protection, and look inconsistent when partially worn.

Penetrating sealer performance lasts 3–5 years in bathroom applications and longer in lower-traffic areas. Re-application is straightforward — the grout is cleaned to remove any accumulated contamination and the fresh sealer is applied on the same visit.

VCT Stripping — Why Old Wax Must Come Off Completely

Wax build-up in Mississauga commercial VCT floors accumulates in layers over months and years of maintenance waxing without stripping. Each layer that is not properly stripped before re-waxing adds to a base of progressively yellowed and contaminated wax that changes the floor colour, traps soil, and eventually produces a surface that no amount of buffing can restore to an acceptable appearance.

Complete stripping — down to the bare VCT tile — is the only correct preparation for a new wax finish. Partial stripping leaves old contaminated wax at the tile boundary. New wax applied over partial stripping provides temporary improvement but the underlying contamination continues to degrade the floor appearance and the new wax degrades faster than it would over a properly stripped surface.

Better Choice uses commercial-grade alkaline stripping solution at full manufacturer concentration — not diluted consumer products that leave residual wax on the tile. Full-concentration stripping combined with mechanical scrubbing removes all wax from the VCT surface in a single pass, producing the clean base that a fresh high-gloss finish requires.

High-Gloss Wax Application in Mississauga

High-gloss floor wax application on Mississauga VCT floors uses multiple thin coats with adequate dry time between each — not one heavy coat. Multiple thin coats produce a harder, more durable finish than a single thick application because each coat bonds properly to the previous layer before the next is added.

Better Choice applies commercial-grade floor finish at the appropriate coverage rate for the tile condition — standard 3-5 coats on freshly stripped VCT, additional coats where the tile surface shows microporosity from heavy previous use. The final coat is burnished to maximum gloss with a high-speed machine, producing the reflective surface that characterizes a professionally maintained VCT floor.

The wax selection for Mississauga commercial floors is matched to the maintenance program: high-solid finish for maximum durability between maintenance visits, standard finish for properties that buff weekly. Both deliver the high-gloss appearance that VCT is maintained for — and both require stripping every 6-12 months to prevent build-up.

Commercial VCT Floor Maintenance Contracts

Recurring VCT floor maintenance contracts in Mississauga provide scheduled strip-and-wax service at fixed pricing — typically twice per year for standard commercial traffic, quarterly for high-traffic retail and healthcare environments. Scheduled maintenance costs significantly less than reactive restoration after years of build-up accumulation.

Better Choice VCT maintenance contracts in Mississauga include after-hours scheduling as standard — no disruption to business operations. Strip-and-wax work is performed overnight or on weekends, with the floor ready for normal operations the following morning. Documentation of every service visit is provided for facility management records.

Contract clients receive priority scheduling, consistent team assignment, and combined billing. Mississauga commercial property managers who manage multiple tenant spaces benefit from scheduled VCT maintenance coordination across their entire portfolio — all floors maintained on the same schedule with a single service provider.

VCT Restoration After Years of Neglect

Severely neglected VCT in Mississauga commercial properties — floors with years of accumulated wax build-up, deep yellowing, and embedded contamination — can often be restored to near-original appearance by professional stripping. The degree of restoration possible depends on the VCT tile condition beneath the wax build-up: scratched, cracked, or permanently stained tile cannot be restored by stripping alone.

Better Choice provides an honest assessment at inspection for Mississauga VCT restoration jobs — the tile condition beneath the build-up is evaluated, and the realistic outcome of stripping is communicated before any commitment. Where tile damage is confirmed to be permanent, the inspection report documents which areas will improve and which areas may still show marking after restoration.

Most Mississauga commercial VCT floors that appear beyond repair respond significantly to professional stripping. The yellowed, grey-brown appearance that develops from years of wax build-up is contamination in the wax layers — not permanent tile discolouration. Stripping removes it completely, frequently revealing VCT tile that is in excellent condition underneath.

Frequently Asked Questions

How often should VCT floors be stripped and waxed in Mississauga?

A: Every 6-12 months for standard commercial traffic. High-traffic retail and healthcare environments benefit from quarterly stripping. Annual strip-and-wax is the minimum to prevent build-up yellowing.

Can VCT be waxed without stripping first in Mississauga?

A: Maintenance waxing (buffing and adding coats) is appropriate between strip cycles. After 2-3 maintenance cycles, stripping is required — waxing over heavy build-up permanently worsens the floor appearance.

Is VCT stripping available after hours in Mississauga?

A: Yes — after-hours scheduling is the standard for commercial VCT work in Mississauga. No overtime premium applies. The floor is ready for normal operations the following morning.

How long does VCT stripping and waxing take in Mississauga?

A: A standard commercial room (1,000-2,000 sq ft) typically takes 3-6 hours. Large areas are scheduled for overnight completion.
